Florida’s homestead exemption and Save Our Homes cap can keep your property taxes low. Portability may let you move part of that benefit to your new home if you apply within the allowed window.
Confirm portability, timing, and amounts with your county property appraiser.

Do I need to renovate before selling?
Rarely. Alex will point out which small fixes are worth it and which ones buyers won’t pay for. Selling as-is is also an option.
Can my children be part of the process?
Yes. With your permission, family members can be included in updates and decisions, even if they live out of state.
What about a condo with a special assessment?
Check the association’s finances before you buy. Florida’s newer condo safety laws have led many buildings to raise dues or assess owners.
