Selling, moving here, or renting it out
- Selling as a foreign owner. If you aren’t a US citizen or US tax resident, the buyer generally withholds 15% of the price for the IRS under FIRPTA. You get credit for it by filing a US tax return, usually with an ITIN. Ask a CPA. How a foreign-owner sale works.
- Moving here. Florida’s homestead exemption can lower property taxes if the home is your permanent residence on January 1. Apply to the county property appraiser by March 1. Temporary visa holders can’t claim it. Relocating to Florida.
- Renting it out. Stays of 6 months or less generally carry Florida’s 6% rental tax plus county taxes. Renting for under 30 days more than three times a year, or advertising it that way, needs a state license. Check HOA rules and county zoning first.

Can a Brazilian citizen buy a home in Florida?
Florida’s 2023 foreign-ownership law limits some purchases by people tied to seven listed countries, such as by living there. Brazil isn’t listed, so the law generally doesn’t affect Brazilians living in Brazil or the US. Tied to a listed country? Ask a Florida attorney.
Do I need an ITIN to buy a house in Florida?
It depends. ITINs are IRS tax numbers for people who need one for US taxes but can’t get a Social Security number, such as owners with rental income. They don’t change immigration status. Ask a CPA.
Can I close without traveling to Florida?
Often, yes. Documents signed in Brazil may need an apostille. A Florida online notary is another option, though its ID check can be harder without a Social Security number. Ask the title company what it accepts.
