Who can sell an inherited house in Florida
In a probate estate, the court appoints a personal representative. Depending on the will and the court’s orders, that person may be able to sell on their own or may need court approval first.
Florida’s homestead rules can change who inherits the house and who has to sign. That’s a question for the estate’s attorney before the home is listed.
Some homes skip probate entirely, such as property held in a trust or owned jointly with survivorship rights. Then the trustee or surviving owner sells.

Often, yes. A personal representative can usually sell once they have authority from the court, plus court approval if it’s required. The attorney will confirm what’s needed.
Do all the heirs have to agree?
It depends on the will, the court’s orders, and how title passes. When heirs disagree, the attorney and the court decide the path forward.
What if the house still has a mortgage?
The loan doesn’t disappear, but it can be paid off from the sale. If the home is worth less than the balance, a short sale may be an option.
